How to Sell Your Lake Conroe Home for Top Dollar (2026 Seller's Guide)

"Victoria, how do I sell my home on Lake Conroe for top dollar?" I hear it at listing appointments, at the grocery store, and once on a dock with a fishing pole in my hand.

It's the right question, because this fall the answer changed. Mortgage rates are above 7%, buyers have more homes to choose from, and the sellers who win are the ones who show up prepared.

This guide is the exact playbook I use with my Lake Conroe sellers: how to price a lake house, the waterfront paperwork buyers will ask for, what to fix before you list, the new 2026 Texas seller's disclosure, and the incentives that net you more than a price cut. No fluff, just the steps that put more money in your pocket at closing.

I'll pull the real comps for your cove, street and community and tell you what your home would sell for this month, not what a website guesses. No pressure, just real numbers.

The Lake Conroe Seller's Market Right Now (Fall 2026)

Before we talk strategy, here's what you're selling into. These are the latest numbers from my Fall 2026 Lake Conroe market report:

  • Montgomery County median sale price: $334,879 in August 2026, down 1.5% year over year (Redfin)
  • Median days on market: 64 days countywide, and 69 days in Conroe (Redfin)
  • Sale-to-list price: 97.5%, so the typical seller gets about 2–3% under asking (Redfin)
  • Lake Conroe area listings: about 2,138 homes for sale, averaging $464,597 and $193 per square foot (HAR)
  • 30-year mortgage rate: 7.40% as of October 8, 2026, up from 6.30% a year ago (Freddie Mac)
  • 77356 (Walden, April Sound, Bentwater): closings up about 28% in the first half of 2026 while listings fell about 9%, a tighter market than the metro

Translation: buyers are pickier, but they're still buying, especially on the west side of the lake. Homes that are priced right and show beautifully still sell. Homes that are overpriced sit, take price cuts, and end up selling for less than if they'd been priced right on day one.

Step 1: Price Your Lake Conroe Home Right From Day One

Pricing is the single biggest factor in what you net. On the lake, it's also the trickiest, because two homes with the same square footage can be $300,000 apart depending on the water.

Here's how I price a Lake Conroe home:

  • Main lake vs. cove: Open-water views and big sunsets usually command the highest premium. Quiet coves with deep water are a close second for serious boaters.
  • Water depth at the dock: Lake Conroe's normal pool is 201 feet above sea level, and the level moves 1 to 3 feet. A dock that stays usable when the lake drops is worth real money.
  • Waterfront vs. water view vs. water access: These are three different price tiers, and buyers know it. Your comps have to match your tier.
  • Community and amenities: Gated golf communities like Bentwater, April Sound and Walden price differently from non-HOA lake neighborhoods.
  • Condition and updates: A move-in-ready lake house with a newer roof, HVAC and bulkhead beats a dated one every time.

The 14-day rule: most of your showings happen in the first two weeks. If the traffic isn't there by day 14, the market is telling us something, and a quick adjustment beats chasing the market down for three months.

Step 2: Get Your Waterfront Paperwork Ready Before You List

Lake buyers ask questions that land-locked buyers never think about. Having the answers ready makes your home feel safe to buy, and safe homes get stronger offers. Gather these before we go live:

  • SJRA records: The San Jacinto River Authority regulates and licenses residential docks, boat slips and bulkheads on Lake Conroe. Pull your dock and bulkhead paperwork and confirm your annual fees are current.
  • Survey: A current survey showing the shoreline, dock and bulkhead saves days during the option period.
  • Flood zone and elevation: Know your FEMA flood zone, and if you have an elevation certificate, have it ready. Buyers' insurance quotes depend on it.
  • Insurance history: Your current homeowners and flood policies, plus any claims history.
  • HOA and MUD details: HOA dues, the resale certificate, and your MUD tax rate if you're in a MUD.
  • Receipts for big-ticket items: Roof, HVAC, bulkhead repairs, boat lift and dock work. Buyers pay more for documented maintenance.

Step 3: Fix What the Buyer's Inspector Will Find

In a slower market, the inspection is where deals get renegotiated. Buyer-requested repairs typically run 1% to 2% of the sale price, or $4,000 to $8,000 on a $400,000 home. A pre-listing inspection runs about $300 to $450 and takes most of those surprises off the table.

On Lake Conroe homes, these are the items I see come up most:

  • Bulkhead cracks, erosion or leaning sections
  • Dock boards, railings, and boat lift motors and cables
  • Dock electrical, including GFCI outlets and lighting
  • Wood rot and moisture around windows and doors facing the water
  • HVAC age and service history, because Texas summers are brutal on systems
  • Septic systems in older or rural lake neighborhoods without sewer

You don't have to fix everything. My rule is simple: fix anything that scares a buyer or a lender, disclose the rest, and price accordingly.

Step 4: Fill Out the 2026 Texas Seller's Disclosure the Right Way

Texas sellers got a new disclosure form this year. TREC's revised Seller's Disclosure Notice (TREC No. 55-1) became mandatory on July 1, 2026, and it asks questions the old form didn't:

  • Whether the home is currently insured, including windstorm coverage, and whether you've had trouble getting coverage
  • Whether you maintain a private road on or next to the property
  • Large above-ground storage tanks (over 500 gallons)
  • Conservation easements that limit how the property can be used
  • Standby generators, including make, age, fuel source and condition

There's also a new standalone Water Notice (TREC No. 61-0) covering water rights and wells. And the flood questions still matter a lot on the lake. The form asks whether any part of the property is in a floodplain, floodway, flood pool or reservoir, whether water has ever entered the home, and whether you've filed a flood claim or received FEMA or SBA assistance.

Answer honestly and completely. A clean, thorough disclosure builds trust and protects you after closing. A vague one hands the buyer's agent a reason to renegotiate.

Step 5: Market the Lake, Not Just the House

Buyers don't fall in love with a three-bedroom floor plan. They fall in love with coffee on the dock and sunsets from the back porch. Your marketing has to sell that feeling.

  • Professional photos at golden hour, with the dock, boathouse and view front and center
  • Drone photos and video that show your spot on the lake and how close you are to open water
  • A short property tour video built for Instagram, Facebook and YouTube
  • A feature sheet listing water depth, dock and lift specs, bulkhead age, and boat ride times to popular spots
  • Lifestyle details: golf cart distance to the clubhouse, marina or the nearest waterfront restaurant

With my listings, professional photography, video and marketing are $0 out of pocket for you. They're included in my listing package.

Step 6: Offer Incentives That Beat a Price Cut

At 7.40% rates, buyers care about the monthly payment more than the price tag. That gives you a smarter tool than a price cut: a seller-paid rate buydown.

Here's the math on a $400,000 Lake Conroe home with 10% down, a $360,000 loan, principal and interest only:

  • At 7.40%: about $2,493 a month
  • A 2-1 buydown (5.40% year one, 6.40% year two): about $2,022 a month in year one and $2,252 in year two, for a seller cost of roughly $8,500
  • A $10,000 price cut instead: lowers the buyer's payment by only about $62 a month

Same money out of your pocket, but the buydown saves the buyer about $470 a month in year one. That's the kind of offer that gets a buyer off the fence and writing a contract on your home instead of the one down the street.

Step 7: Negotiate Smart and Close Clean

Getting an offer is half the job. Keeping your money through closing is the other half.

Read the whole offer, not just the price. Option period length, financing type, appraisal terms and closing date all affect your bottom line.

Handle repairs as credits when you can. A repair credit is usually cleaner than managing contractors during escrow.

Prepare for the appraisal. I give the appraiser a packet of comps and upgrades, so the lake features get the credit they deserve.

Know your closing costs. In Texas, the seller customarily pays the owner's title policy, roughly $2,000 to $2,300 on a $400,000 home. Texas has no transfer tax, and most sellers net about 90% to 93% of the sale price after commission, title and prorated taxes.

Mistakes That Cost Lake Conroe Sellers Money

  • Pricing off a 2022 sale or the neighbor's asking price instead of current closed comps
  • Using comps from the wrong tier, like comparing a water-view home to true waterfront
  • Skipping the pre-listing inspection and losing thousands in repair negotiations
  • Listing with phone photos that hide the best feature: the water
  • Waiting too long to adjust when showings are slow in the first two weeks
  • Cutting the price when a rate buydown would have sold the home for more

Frequently Asked Questions: Selling a Home on Lake Conroe

How do I sell my home on Lake Conroe for top dollar?

Price it right from day one using current closed comps from your waterfront tier, fix what inspectors will flag, have your SJRA, survey and flood paperwork ready, and market the lake lifestyle with professional photos and video. In today's market, a seller-paid rate buydown often nets you more than a price cut.

How long does it take to sell a house on Lake Conroe?

Median days on market in Montgomery County was 64 days in August 2026, and 69 days in Conroe. Well-priced, move-in-ready lake homes often go under contract much faster, especially in tighter 77356 communities like Walden, April Sound and Bentwater.

Is fall 2026 a good time to sell a Lake Conroe home?

It can be. Inventory is up and rates are above 7%, so buyers are pickier, but the buyers shopping now are usually serious relocations and job moves. Homes that are priced right and show well are still selling.

What does it cost to sell a house on Lake Conroe?

Most Montgomery County sellers pay about 7% to 10% of the sale price once commission, title and escrow fees, and prorated taxes are included. Texas has no transfer tax, and the seller customarily pays the owner's title policy.

Do I need to disclose flooding when I sell a Lake Conroe home?

Yes. The Texas Seller's Disclosure Notice asks whether the property is in a floodplain, floodway, flood pool or reservoir, whether water has entered the home, and whether you've filed flood claims or received FEMA or SBA assistance. The revised form, TREC No. 55-1, became mandatory July 1, 2026.

Does my dock or bulkhead affect my home's value?

Absolutely. The San Jacinto River Authority licenses docks, boat slips and bulkheads on Lake Conroe. A well-maintained, properly licensed dock with good water depth adds value, while a failing bulkhead can become a major negotiation point.

Should I offer a rate buydown or lower my price?

At 7.40% rates, a buydown usually does more. On a $360,000 loan, a 2-1 buydown costs roughly $8,500 and cuts the buyer's year-one payment by about $470 a month. A $10,000 price cut lowers it by only about $62.
