Every week someone asks me some version of the same question: "Victoria, is now a good time to buy or sell around Lake Conroe?" The honest answer is that it depends on which side of the table you're sitting on, and this fall the table just tilted.
Mortgage rates jumped to their highest level since 2023, inventory is up across Greater Houston, and homes are taking longer to sell. But the lake isn't moving in lockstep with the rest of the metro. Here's what the Lake Conroe real estate market actually looks like in fall 2026, what it means for you, and where I think it's headed in 2027.
Lake Conroe Market at a Glance: Fall 2026
Quick numbers first, then we'll dig in. These are the latest figures available as of early October 2026.
- Montgomery County median sale price: $334,879 in August 2026, down 1.5% from a year ago (Redfin)
- Montgomery County homes sold: 1,118 in August, down 16.7% year over year (Redfin)
- Median days on market: 64 days countywide, up from 62 (Redfin)
- Sale-to-list price: 97.5%, so the typical seller is getting about 2–3% under asking (Redfin)
- Homes with a Montgomery address: August median of $421,495 across 154 sales, with sales up 33% year to date (HAR)
- Lake Conroe area listings: about 2,138 homes for sale, averaging $464,597 and $193 per square foot (HAR)
- 30-year mortgage rate: 7.40% as of October 8, 2026, up from 6.30% a year ago (Freddie Mac)
- Greater Houston inventory: 5.3 months of supply, holding steady year over year (HAR)
Home Prices: Flat Overall, Different by Zip Code
Countywide, prices are basically treading water. The Montgomery County median slipped 1.5% to about $335,000, and the Greater Houston median sat at $330,000 in August, also down 1.5%. Nobody is losing their shirt, but the days of double-digit appreciation are firmly in the rearview mirror.
Zoom in on the lake, though, and the picture changes depending on where you look:
- Conroe: The median rose 7.9% to about $335,000 over the three months ending in August, with sales down 7.4%. Prices are holding, but buyers are taking their time.
- Montgomery address (west side of the lake): The August median was $421,495, down from $435,000 a year earlier. The bigger story is volume. Closings from January through August totaled 1,523, compared with 1,147 over the same months of 2025.
- 77356 (Walden, April Sound, Bentwater and the west shore): Closings in the first half of 2026 were up about 28% from the first half of 2025, while active listings in July were down about 9% year over year. That's a tighter market than the metro as a whole.
Translation: Lake Conroe is not one market. A move-in-ready home near the water in 77356 is behaving very differently from an older home in a subdivision with five lookalikes for sale on the same street. If you're shopping waterfront homes, pricing has to be done neighborhood by neighborhood, sometimes street by street.
Days on Market & Inventory: Buyers Have Room to Breathe
Homes are sitting longer. Median days on market in Montgomery County reached 64 in August on Redfin's numbers, and Realtor.com's figure has crept from 46 days in the spring to 52 days in August. In Conroe it's 69 days, up from 59 a year ago.
Price cuts are common, too. About 30% of Montgomery County homes sold in August had a price drop along the way, and in Conroe that share was 47%. Across Greater Houston, active listings are near record highs at 38,947 single-family homes.
At 5.3 months of supply, the Houston market is close to balanced, with buyers holding a slight edge. Realtor.com now classifies Conroe as a buyer's market. That doesn't mean sellers can't win. It means the homes that win are priced right from day one and show like a magazine spread.
Selling Around Lake Conroe This Fall?
Overpricing is the most expensive mistake in a slower market, because the price cuts come later anyway. I'll pull the real comps for your neighborhood, show you what's competing with your home right now, and build a pricing plan that sells in weeks, not months.

Mortgage Rates Just Hit 7.4%: What It Means for Your Payment
This is the headline of the season. According to Freddie Mac, the average 30-year fixed rate hit 7.40% on October 8, 2026, up from 7.28% a week earlier and 6.30% a year ago. Bankrate puts this year's low at 6.09%. Rates rose quickly in September as Treasury yields climbed and the Federal Reserve raised its benchmark rate.
Here's what that looks like on a $400,000 Lake Conroe home with 10% down, a $360,000 loan, principal and interest only:
- At 6.30% (a year ago): about $2,228 a month
- At 7.40% (today): about $2,493 a month
- Difference: about $265 more a month, or roughly $3,200 a year
That's real money, and it explains why August closings fell across the region. But it cuts both ways. Fewer buyers shopping means less competition, more negotiating room, and sellers who are much more willing to pay for a rate buydown or closing costs.
What the Lake Conroe Market Means for Buyers
If you've been waiting for a market where you aren't fighting six other offers, this is it. Here's how to make the most of it:
- Negotiate the rate, not just the price. A seller-paid 2-1 buydown or a permanent rate buydown can save you more each month than a small price reduction.
- Look at homes that have been sitting. Anything past 60 days on the market usually has a seller who's ready to make a deal.
- Ask builders about incentives. New construction communities around the lake are using closing-cost help and rate buydowns to move inventory. The builder pays your agent, so representation costs you nothing.
- Budget for the full cost of lake living. Property taxes, HOA dues, MUD taxes and windstorm or flood insurance vary widely from one community to the next.
- Plan to refinance, but don't count on it. If rates come back down, great. Buy a payment you can live with today.
What the Lake Conroe Market Means for Sellers
Sellers aren't in trouble, but the playbook has changed. Here's what's working this fall:
- Price to the market, not the neighbor's 2022 sale. Buyers have plenty to compare against, and they will.
- Get ahead of repairs. A pre-listing inspection takes the most common renegotiation off the table.
- Offer incentives that move the needle. Buyers care about the monthly payment, so a rate buydown often beats a price cut of the same dollar amount.
- Lead with the lake. Water views, boat slips, gated access and golf are what set Lake Conroe homes apart. Professional photos and video of those features aren't optional.
- Watch your first two weeks. Most showings happen early. If the traffic isn't there in the first 14 days, adjust quickly instead of chasing the market down.

Lake Conroe Real Estate Forecast: What to Expect in 2027
Let me be upfront: forecasts are educated guesses, not promises. Here's how I read the data heading into 2027.
Through the winter: Rates are the swing factor. With the 30-year rate above 7%, I expect Montgomery County prices to stay roughly flat, give or take a few percent, with days on market staying in the 50- to 70-day range and price cuts staying common. The lake-side neighborhoods in 77356, where listings are tighter, should hold up better than the county overall.
Spring 2027: If rates ease back toward the mid-6% range, expect a lot of buyers who sat out this fall to come back at once, and the spring market could heat up quickly. If rates stay at 7.5% or higher, expect a slow, negotiation-heavy spring where well-priced homes still sell and overpriced ones sit.
The bigger picture: Forecasters don't agree. One model from Sialim projects Houston-area values slipping about 2% by September 2027, while other outlooks published earlier in the year called for modest gains. The long-term drivers for Lake Conroe haven't changed: steady population growth north of Houston, new jobs and infrastructure along I-45 and the Grand Parkway, and a limited supply of waterfront and gated lake communities.
My take: Don't try to time the bottom of the market. If the home, the payment and the timing work for your life, that matters more than a 1% swing in prices.
Lake Conroe Real Estate Market FAQs
Is the Lake Conroe real estate market up or down in 2026?
It's mostly flat. The Montgomery County median sale price was about $335,000 in August 2026, down 1.5% from a year earlier. Conroe's median rose 7.9%, and homes with a Montgomery address saw sales volume climb about 33% year to date, so results vary by area.
What is the median home price around Lake Conroe?
The Montgomery County median was $334,879 in August 2026. Homes with a Montgomery address sold for a median of $421,495, and the average listing in the Lake Conroe area is about $464,600. Waterfront homes typically sell well above these medians.
How long does it take to sell a home on Lake Conroe right now?
The median is about 64 days on market in Montgomery County and 69 days in Conroe as of August 2026. Well-priced homes in desirable lake communities can go under contract in a few weeks, while overpriced homes often sit for 90 days or more.
Is it a buyer's or seller's market in Montgomery County TX?
It leans toward buyers. Greater Houston has 5.3 months of inventory, about 30% of Montgomery County homes sold in August had a price cut, and the typical home sold for about 97.5% of its list price.
Should I wait for mortgage rates to drop before buying on Lake Conroe?
Not necessarily. The 30-year rate was 7.40% on October 8, 2026, but higher rates mean less competition and more negotiating room. Many buyers are using seller-paid rate buydowns now and planning to refinance if rates fall.
Will Lake Conroe home prices drop in 2027?
A big drop is unlikely, but prices could stay flat or dip slightly if rates remain above 7%. If rates ease in 2027, pent-up demand could push prices up again. Waterfront and gated lake communities with limited supply tend to hold value best.
Is now a good time to sell my Lake Conroe home?
It can be, if you price it correctly from the start. Buyers are still active, especially for move-in-ready homes near the water, but they have more choices. Accurate pricing, strong presentation and smart incentives are what get homes sold this fall.
